Transforming a Historic Manor into a Boutique Hotel

How a neglected 19th-century manor became a top-rated boutique hotel.

Villa Rosa, a 19th-century manor in Franschhoek, was transformed into a boutique hotel through careful restoration and modern hospitality design. The project involved preserving original architectural features while adding contemporary amenities. This case study explores the challenges of balancing heritage with comfort, and the resulting boost in local tourism.

The manor had stood vacant for nearly a decade before ItalyConventBnb was brought in to assess its potential. Original wooden floors, high ceilings, and Victorian fireplaces were still intact, but the plumbing, electrical systems, and roof required complete replacement. The goal was to retain the soul of the building while making it functional for modern guests.

One of the biggest challenges was integrating en-suite bathrooms without disrupting the original room layouts. The team worked with heritage architects to conceal new plumbing within existing wall cavities and under floorboards. Each of the eight guest rooms now has a private bathroom with rainfall showers and locally made ceramic basins, yet the original sash windows and plaster mouldings remain untouched.

The public spaces were reimagined as gathering areas. The old drawing room became a library lounge with a honesty bar, while the former conservatory was converted into a breakfast room overlooking the garden. Original fireplaces were restored and are lit during winter months. Outside, the overgrown grounds were replanted with indigenous fynbos and fruit trees, creating a tranquil courtyard for afternoon tea.

Since reopening, Villa Rosa has maintained a 9.4 rating on booking platforms. Local tourism has benefited from increased overnight stays in the Franschhoek valley, and the property has become a venue for small weddings and private dinners. The project proved that heritage hospitality can be both profitable and respectful of the past.
